Leasing for 2026-2027 starts October 1st, 2025!

Rent is due on the 1st of the month and late by the 3rd at 5PM of each month. A 10% late fee is added, and then $5 per day afterwards.

No! You and your roommates will get to choose which room you want to live in! We only ask you to note your room choice on your move-in inspection.

Electricity overages are charged when tenants in an apartment go over the allotted $25 allowance per person. We deduct the monthly allowance per person from the bill, and any amount that is left over is split between the roommates. Overages can be paid with the next month’s rent since we typically receive our monthly bill around the 20th of the month.

No! Everything is already set up in our name and ready for you at move-in!

If you have a negative balance, this means you overpaid at some point and that money will be taken out of the next charge on the account. For example, if your balance is -$100, you will owe $100 less for rent the next month.

Renewing your lease means you sign a lease for the next year in the same apartment you currently have. If you do not renew your lease, you will have to move-out at the end of your lease term (usually July).

There is no security deposit. Instead, we charge a $500 community fee that grants you access to our amenities throughout the year. Those amenities include: lounge with a complimentary coffee bar, a full sized gym, a study lounge with computer access and free printing, and our pool. We also use this fee to cover maintenance in your apartment throughout the year.

We are about a 5-minute walk to GCSU campus and downtown Milledgeville.

All residents are able to submit maintenance requests through the online portal. If you have an emergency, please call the office immediately. If it is after office hours, you will be directed to our answering service who will get in touch with maintenance directly.
